A diplomatic family relocating from Europe — three weeks to placement
The situation
A senior diplomat arriving from Brussels with a family of four, a three-week window before the start of posting, no prior knowledge of Putrajaya, and a requirement for a full-floor lake-facing residence with staff accommodation.
What we did
Suraya prepared three options in Precinct 10 with detailed building dossiers — management quality, service lift condition, building security, lease flexibility. Private viewings were arranged the day after arrival. Lease negotiated and signed within nine days. Airport reception, household introduction, and a two-week check-in included.
The outcome
The family moved into a full-floor Precinct 10 residence with lake outlook within 18 days of first contact. They renewed for a second term 18 months later without changing properties.

A corporate executive — a property found, a lease with concerns
The situation
A client had identified a property in Precinct 11 through a colleague referral and was confident in the residence but uncertain about the lease agreement, which was long and contained unusual provisions relating to access and alteration.
What we did
Rizal reviewed the lease clause by clause, identified two provisions that were disproportionately broad, and drafted proposed amendments with plain-language explanation. The landlord accepted both changes after brief negotiation. We also completed the title verification and handled the deposit and utility coordination.
The outcome
The client signed a lease they understood and trusted. The amended clause relating to early termination ultimately proved relevant when a career change arose — and the terms were fair.

A returning Malaysian — the right precinct was not the obvious one
The situation
A professional returning from eight years in London assumed Persiaran Perdana was the right address for her — it was the name she recognised and associated with prestige. Her brief specified that area.
What we did
After a longer initial conversation about her daily patterns, we included two Precinct 9 properties in the shortlist alongside two on Persiaran Perdana — and explained why. The Precinct 9 options offered quieter street conditions, easier parking, and a building with notably better management at a comparable price.
The outcome
She chose a Precinct 9 property and has told us it was the better decision. The commute she was concerned about turned out to be ten minutes. The quiet she had not specifically asked for turned out to matter considerably.
